Success Story: Lai Jo Teurn’s Journey to Homeownership with CLTRE

At CLTRE, we are committed to helping families achieve the dream of homeownership. Today, we are thrilled to share the inspiring story of Lai Jo Teurn and his family’s journey to owning their first home, thanks to our first-time homebuyer program and the unwavering support of our partners.

A New Beginning for Lai and His Family

For Lai, the dream of owning a home seemed out of reach due to the burden of insurmountable debt. “Over the years, we’ve been burdened with insurmountable debt, which kept us out of the housing market until now,” Lai shared. However, everything changed when he learned about CLTRE’s first-time homebuyer program. Through the program, Lai and his family were able to access crucial financial benefits that made homeownership possible.

“Thanks to CLTRE’s partnership with River City Bank, a local independent bank in Sacramento (Woot Woot), we were able to utilize their benefits, such as the 10-year treasury yield rate, no loan origination fees, and no private mortgage insurance (PMI),” Lai explained.

Making Homeownership Attainable

While Lai and his family are still working through their financial challenges, the support they received through CLTRE’s program has made a significant impact. “While this doesn’t mean we are out of our insurmountable debt, this partnership, along with the $15,000 CLTRE grant and available down payment assistance, has made our monthly mortgage obtainable,” Lai noted.

“The benefits provided by CLTRE allow us to keep our heads above water for now as we navigate through the uncertain housing market and economy.”

Lai expressed his deep gratitude to the CLTRE team and our partners who made this journey possible.

“I want to express my sincere gratitude for providing my family and me with a place we can call ‘home.’ I am truly honored to be part of this program and hope others can enjoy it as much as we have.”

He also gave special thanks to Ashley, CLTRE Keeper program director. “The effort and dedication she put into helping us are deeply appreciated. I still remember the first time she called me about the CLTRE program and informed me that I was one of the few selected; it felt surreal.”

Building a Brighter Future Together

Lai also acknowledged the support of Roshaun, the founder of CLTRE, and the invaluable assistance of Valencia, their realtor from All City Homes, and Jennifer from River City Bank, who helped secure the loan. “Additionally, I want to thank Roshaun for creating the CLTRE program and Valencia, our realtor, for his assistance, especially in locking the seller’s credit, which was crucial in helping us lower our cash to close. Jennifer’s efforts in helping us secure the loan cannot be overstated.”

Looking ahead, Lai and his family are committed to supporting CLTRE’s mission to help other minority families achieve homeownership.

“My family and I will continue to work with CLTRE and support its mission to help other minorities take advantage of this invaluable program. Together, we can make a difference and build a brighter future for our communities.”
